PLANS to replace cladding posing a ‘fire safety risk’ on an apartment building have been submitted as residents are moved out.
Proposals to remove the current timber cladding on the exterior of Rooftop Housing Group’s Harrington Court, Lowesmoor, and replace it with an improved rainscreen cladding have been submitted to Worcester City Council.
The cladding covers the first, second, and third floors and wraps around the exterior of the building, which was constructed in 2013.
In the design and access statement, it said: “The proposed works seek to install a rainscreen cladding system, improving the performance, durability, and longevity of the building envelope, while ensuring alignment with current building standards and regulatory requirements.
“Rooftop Housing Group proposes the replacement of the existing façade due to weathering, discolouration, deterioration, and evidence of water ingress.
“The proposed rainscreen cladding system will provide a durable, low-maintenance external finish, enhancing the resilience of the building envelope.”

The statement said: “The proposed works are intended to improve the fire safety of the building and address concerns associated with the existing external timber cladding.
“The extensive use of combustible materials within the existing façade presents a potential fire safety risk.
“In addition, prolonged exposure to weathering has compromised the overall condition and performance of the building envelope, which has led to concerns over fire safety.
“The proposed works will contribute to limiting the likelihood of external fire spread and will enhance compliance with fire safety.”

Several residents have already been moved to alternate Rooftop Housing accommodation because of the need for critical work to the property, including the replacement of the current cladding.
A spokesperson for Rooftop Housing said that residents are still living at the property, and no work will take place to replace the cladding until all have been rehomed.
Consultation on application 26/00971/FUL is open on Worcester City Council’s planning portal until November 13.
